Error opening SQL Server shared repository

Trial user, Corporate Edition.
I have created a shared repository and ran the script to create the tables etc on the SQL database. based on instructions. The collation is correct etc. No errors were reported when the script ran.
Now when I start EA and select the SQL repository and enter the credentials and test the connection it all works. But then it reports an error saying there is no model in the repository (which I would expect). The exact error is There does not appear to be a model in this repository. Do you wish to transfer a model to the repository?
 
If I select No it simply returns me to the start page and nothing is shown in the Project Browser and I cannot do anything as it says I need to open a repository.

If I select Yes it then reports the following error even though when I close EA I can locate the file and rename the file which shows there no other apps holding this file opened exclusively (I rename it back of course). It does however report that I need admin permission to rename the file and I select Yes from the popup and it does rename it.

Cannot open the file .....EABase.eap. It is already opened exclusively by another app or you need permission to view its data
 
Everything has worked thus far but I don’t know why I cannot simply begin using a blank shared repository. and create what I need from EA. I have no other models to transfer into it and want to start fresh.

Any help would be appreciated :)

Open EA and start project transfer from a local .eap file to your DBMS repository.
